About the Project
Welcome to Mt. Pleasant Heights, a new mixed-use community in northwest Brampton.
Smartly planned as a walkable neighbourhood that fosters a sense of community, Mt. Pleasant Heights will provide residents with a mix of premium residential offerings. A range of towns, apartment units and detached housing will surround a centrally located park and elementary school, with recreational green spaces for leisurely walks through the forest or along the West Huttonville Creek.
The plan also includes a new division for Peel Regional Police, a 50,000-square-foot facility that will create employment opportunities.

Mt. Pleasant Heights will include a carefully integrated network of green spaces to provide pedestrian access connecting residents to nature. Walking trails for family strolls, neighbourhood parks and outdoor community programming will ensure residents benefit from healthy lifestyles in Brampton’s newest premier residential community.
The site’s parks and green spaces will encourage social interactions among neighbours and contribute to a better quality of life for residents. Seamlessly integrated within the fabric of the built environment, the green spaces will set Mt. Pleasant Heights apart.
Nestled within the residences of the Mt. Pleasant Heights neighbourhood, an elementary school will anchor the closely-knit residential community. Conveniently located adjacent to a park and across from a natural woodlot, the school will provide students with unparalleled access to the outdoors. An opportunity for students to walk to school will promote pedestrian activity within the neighbourhood, contributing to an active lifestyle for residents.
Quiet streets and a thoughtfully planned street grid will ensure pedestrian safety and promote tight-knit community networks. The opportunity to situate residential uses along the site’s natural green spaces creates a residential experience that is truly unique to Mt. Pleasant Heights.
Situated at the intersection of two primary transportation corridors, Mississauga Road and Bovaird Drive West, and located near a City of Brampton Gateway Transit Hub and a proposed Mt. Pleasant GO Train station, Mt. Pleasant Heights is connected and accessible — a western Gateway to Brampton.
Minster’s Zoning Order
A Minister’s Zoning Order (MZO) is a special tool in the Municipal Act that enables Ontario’s Minister of Municipal Affairs and Housing to implement a zoning bylaw and expedite a development project. This MZO is being considered by the Minister at the request of the City of Brampton.
We have requested an MZO for Mt. Pleasant Heights to ensure this development can get under way to both meet the needs of the Peel Regional Police, which has identified the need for a new division within the next 48 months, and to deliver much-needed housing supply to the growing community of Brampton.
Peel Regional Police and the Region of Peel have determined that Mt. Pleasant Heights is an appropriate location for this 50,000-square-foot division facility. More information will become publicly available as we receive the necessary approvals.
On November 24, 2021, Brampton City Council approved our request for the MZO, and it is currently with the Minister for review and consideration. Read the text of the resolution here.
The Provincial Government is interested in further consultation with the public on this proposal.
Make Your Voice Heard
The plan for Mt. Pleasant Heights was developed in consultation with a wide variety of community leaders and stakeholders, including adjacent landowners, City and Regional councilors and staff, Trans-Canada Energy and Credit Valley Conservation.
A pre-consultation plan was filed with the City of Brampton in March 2021, and the formal submission of our application was delivered to the City on November 8, 2021.
On November 24th, Brampton City Council unanimously approved our request for a Ministerial Zoning Order (MZO) for the purpose of accommodation a new division for the Peel Regional Police and providing significant and needed housing supply. The MZO is currently with the Minister for review and consideration.

As a next step, the City of Brampton is hosting a virtual public meeting to hear from the community. The meeting will be held January 17, 2022, at 7pm. We will continue to post updates to our website throughout this process.
